Is this a ‘buy off plan’ project?

Yes! We are a small start-up outfit in Ghana, although between us we have vast experience building and furnishing homes, be it personal or commercial.

Is there a show home I can visit?

We are currently building this and you are welcome to see this construction. Our rendering images reflect expectations of the finished home.

Are these freehold or leasehold homes for purchase?

Our homes are leasehold - the length of which is referred to in section 1 of this article. In summary, our terms are 50 years. All clients are automatically offered the opportunity for a renewal.

Why purchase from Thorpe-Bedu?

Our passion is creating niche, luxury, spacious, exclusive gated communities that are built to a very high standard. Each home stands on substantial grounds. We do not cut corners on the quality and style of materials we use; our reputation is paramount to us. At certain points in the building process we can incorporate custom requests ensuring you get your dream home.

When do you require payment?

We request $5000.00 reservation fee (non-refundable but part of the sale price); 30% (this takes account of the $5000.00 reservation fee) building commences; 50% at roof preparation level (eaves level), 10% at commencement of installations of the internal fittings and fixtures and the final 10% before or on the handover date.

When will my home be ready?

We promise to complete your home between 18 and 24 months from the receipt of the 30% down payment as long as the subsequent payments are made on time. If required urgently, we can complete a home in eight months, if there are no delays with payments and the shipment of materials.

Can I choose the internal fixtures?

At certain points in the building process we can give you options to select for internal finishes, for example colour of light switches and sockets (the standard is white) and window handles colour.

We want you to have your dream home, so for example, if you’re looking to add a hot tub to your garden, or want to remove a wall to create a ‘jack and jill’ bathroom, we can work on that for you. We will do our best to accommodate all custom requests, some of these may come at an additional cost depending on the request and some may not be feasible.

Are there any maintenance costs?

Yes, there will be monthly site management fees for all households in The Belton Residences. These will include the provision of 24/7 security, standby generator, grounds maintenance and waste management for the gated community. Please refer to the ‘Amenities’ section on this website.

Is there any guarantee for the building, fixtures and fittings of the homes?

Yes, we have a 1 year guarantee for all fixtures and fittings, 10 year warranty on the structure against material defects and workmanship. Our reputation is paramount to us!

Is there any room for staff accommodation (kitchenette, shower room, veranda and bedroom)?

Yes, our sites are very generously sized and therefore most sites can accommodate separate staff accommodation, at an extra cost. Feel free to talk to us about your needs!
